If we look at all 249 sales in Mililani Mauka (past 3 years, <2000 sf) and that date the sale occurred, we can draw some important information. We see that most closings occur in the months of June, July, October and November.
If we assume an average 45 to 60 day closing, the best time periods to list a property would be April/May and Aug/Sept.
For buyers, the slowest months have been February, September and December. Therefore, the least competition would be in the months of August, November and December.
